Spring Quiet Enjoyment Reminder

It’s a wonderful time of year!

We are excited to have warmer weather and with Spring finally here, we want to remind everyone of some tips to enjoy the weather AND keep your neighbors happy with Quiet Enjoyment guidelines.

1) Please remember that if you live in a multi-unit home, your work schedule may be different than your building neighbors. If you like to jam out to music to wake up or go to sleep, remember your neighbors may be on different schedules and choose ear buds instead of surround sound! If you work out, try to do so during normal waking hours OR invite your building neighbors to join in - you might find you all get a work out in and meet your exercise goals together…..which brings us to reminder #2.

2) If you are planning an outdoor get-together, you are welcome to enjoy backyard and porch space! We want you have friends and family come by and enjoy your home. Please remember to be considerate of noise and, when in doubt - INVITE your neighbors too! It keeps the fun and cool vibe of Running Creek in building community and keep everyone happy.

3) If you happen to have a noise issue with a building neighbor, you are welcome to address it kindly with them. Remember tone of voice works best in person! Texting is fine, but a smile in real life goes a long way to finding a good solution if there is an issue with noise.

Finally, if you have tried to resolve the noise issues, then you can text Mary at 740-277-1619 for more ideas. She is the best at helping everyone to come to a solution - and plus the lease does provide guidelines that everyone needs to follow.

Update to Pet Policy: We love our "fur-residents"!

It’s Spring and all things cuddly and cute are being born! If you happen to decide you need another “fur-baby” in your life, we are pet-friendly and actually design our spaces with pet residents in mind.

Here are the steps you need to take BEFORE you bring that cute furry bundle home.

1) check on breed restrictions set by our insurance

No breeds in these categories or mixtures, thereof: Akita, Alaskan Malamute, Chow, Doberman Pinscher, German Shepherd, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Wolf/ Wolf Breed Cross, Boxers, or any exotic cats, farm animals, or hogs (yes we have to put that for a reason) NO EXCEPTIONS - please don’t ask because our insurance is super strict and we know your particular animal is sweet as a dove. We have had these breeds ourselves, except the hogs. However, our insurance doesn’t vary.

2) Text Mary at 740-277-1619 and let her know that you’ll be bringing home a pet

3) She will send you updated paperwork to sign via DocHub and update Apartments.com for your one-time pet allergen cleaning fee of $350 and the $35 pet rent - it’s easy and fast!

4) You will need spay/neuter records once the animal is old enough.

5) You will need to add your new pet to your renter’s insurance policy and send Mary the updated or confirmation to info@runningcreekproperties.com

6) Hooray! Bring them home and send us lots of adorable photos - we love it!!

**Please NOTE: any undisclosed pets are a serious Lease Violation and a fee of $500 over and above regular pet fees, which we obviously want to avoid. This includes pet sitting for other people’s animals or adopting strays. We cannot allow any animal on the property without the correct process above.

It’s that time of year! Spring Storms are here!

To keep your home safe during the storms, please consider the following:

1) Be sure to stay clear of any down power lines and check with AEP for more instructions HERE.

2) If you notice any shingles or slate roof pieces in the yard, File a Repair Request and text photos to Mary at 740-277-1619.

3) If you notice any tree branches or debris on the roof, File a Repair Request and text photos to Mary at 740-277-1619.

Spring Photo Contest is HERE!

Do you love Spring?! We do too!

We’ve had a crazy winter and we are so ready for Spring and the new life that this season brings. Each year Running Creek and its family of companies enjoy the Spring Photo Contest. This is open to all Residents to submit interior or exterior photos of their favorite Spring décor, flowers, arrangements, and interior design. Large or small - we love it all! We know there’s a sacred element to the concept of “Home.” Especially as we celebrate Easter this week, you are welcome to include photos that are special and meaningful to you.

The Prize is a $50 Gift Certificate to the Lancaster Greenhouse. Text photos to mary at 740-277-1619

They have both interior decor and amazing plant choices and accessories. Locally owned, we love supporting this like-minded business making our community beautiful! We also love environmentally friendly businesses. We are always improving our own processes to support zero waste and create more green spaces in our community.

NOTE: If we have several “winning” photos, we may add more than one Gift Certificate!

How do I win? Super easy - just text the Central Office # 740-277-1619 with your photos. Submit as many as you like! They just need to be your own photos. We love seeing your lovely spaces! The dates are Saturday, April 1st through Monday, April 10th. The winner will be announced Tuesday, April 11th.

Moving Forward - When It's Time to Move Out

Sometimes it’s time….

We understand that everything has a season! Maybe it’s a new job or new opportunity that means you’re leaving the Running Creek Community. We want you to feel the same support and value as when you arrived. Here are the steps you’ll need to take when you’re getting ready to move:

1) Text our Central Office line 740-277-1619 and let us know your plans. The sooner the better so we can get you started on the process.

2) Our office staff will forward you the Move-Out Form via DocHub that includes instructions and the cleaning list.

3) As your moving date gets closer, you will receive an email with your final Move-Out Numbers with your prorated rent. It’s refunded to you prorated per day based on your moving date after you have turned in the keys.

4) Crazy stuff can happen when you’re moving and if your moving is delayed, please tell us immediately. This can have a serious domino effect as we have other families moving into your unit and other folks moving into theirs. If you have a “hold-over” time after your move-out date, please note the charge will be $150 per day due to all the service providers’ fees and rescheduled maintenance checks. Our service providers are great but they charge fees if we reschedule with them.

5) When you are ready, turn in the keys by leaving them on the kitchen counter and text the Central Office # even if it’s After Hours. The phone system will time stamp it so that your rent will stop on that date.
